Summary of Rules for Owners & Guests (as of May 2023)
Cooley’s Rift is home to the families of 149 lot owners. Please help maintain the unique character of Cooley’s Rift Preserve by following these rules. All governing documents are available for review on the community website, cooleysrift.net
No Open Burning - Fires are permitted in pavillion firepit and owner firepits. Violation of this policy is subject to $1000.00 fine.
Live Tree Removal – Removal of 3” diameter or greater requires ALRC approval.
Lakefront Riparian Buffer - 30’ Buffer Required. Variance to this important lake protection zone requires ALRC approval.
Road Weight Limits - 10 ton per axle.
Road Speed Limit 25 MPH - Please watch carefully for walkers, joggers, bikers.
Trails – Enjoy trail system at your own risk.
Amenity Use - All Cooley’s Rift amenities are for owners in good standing and their invited guests only.
Lake Use - Enjoy Lake Louisa at your own risk. Persons under 14 must have adult supervision. No gas motors allowed on Lake Louisa.
Quiet Hours - Please limit noise after 10:00 PM.
No Hunting – No Discharge of Firearms – No Fireworks
